Can I visit without a reservation?
We operate 100% reservation-only. Please call before you visit.
How long is the signature program?
Choose 60min, 90min, or 120min. Fees are ₩88,000, ₩132,000, and ₩172,000.
Is it a private space?
Service takes place in an independent one-guest tub and seshin room.
Can I add massage or steam?
Add-ons are available. Tell us your preferred program when you book.

you open.
Can I start with no industry experience?
We review candidates with training on operations and service standards. Beginners can open after hands-on education.
How large does the site need to be?
The baseline is four one-guest seshin rooms. Room count, fixtures, and permits vary — we review each candidate. There are operating cases under 40 pyeong.
Do you support hiring and training therapists?
We share hiring criteria plus guest care, hygiene, and service flow. We also support a therapist staffing system and auto-operation setup.
How do I check investment and expected sales?
Opening cost is about KRW 100–200 million including interior and furniture (deposit extra). Monthly sales examples are KRW 35–40 million; payback is typically 6–12 months (about 8 months in the founder interview). Area, size, and rent change the numbers — consult individually.
How long until opening?
It depends on site confirmation, design, permits, and construction. We prepare each step from consult to opening.
How is a one-guest seshin shop registered?
In principle it is filed as a bathhouse (sauna) business. Law requires a bathroom, tub, shower, changing room, and sweating room, plus fire-safety and electrical certificates and a Class 1 or 2 neighborhood-living building use. Some operators register as a general business until rules are clarified.
What about bathing-therapist credentials?
Bathing therapist is a recognized occupation but there is no state-issued license. Training plus filing with the district office is required. Beginners can still open after practical training.
How do therapists earn?
Baden Baden Spa has six freelance seshin therapists, all with 15–20 years of experience. Veteran monthly income can exceed KRW 9 million. Splits with the owner are usually 5:5 or 6:4 by skill. We address therapists as “seonsaengnim” (teacher).
